This booking agreement will be sent to the renter by regular mail and must be completed before any rental is considered
final.
BOOKING AGREEMENT
1) This Booking Agreement is between the owners of Villa Buon’Amici and the guest(s) whose name(s) and address(es) is/are
set forth at the bottom of this document. Unless otherwise stated, rental periods are for a minimum of one week and run from
Saturday to Saturday.
2) Please be sure that the Booking Form has been accurately completed and this Booking Agreement has been signed and
dated. Read this Booking Agreement completely and carefully before signing as it is a legal document which sets forth guest
responsibilities. The terms and conditions of the rental of Villa Buon’Amici by the guest(s) are as follows.
3) Bedroom and bathroom linen is provided weekly.
4) Pets are not allowed.
5) Water –Although Villa Buon’Amici has a more than adequate fresh water supply, guests are advised to be conservative with
water usage, particularly during the dry summer months when water on the island is a precious commodity.
6) Electricity to the house is all 220 volts and employs circuit breakers. The keyholder will indicate the position of the circuit
breaker panel and explain its usage. Guests are advised to be careful not to overload the system by using too many electrical
appliances at one time. Guests are advised to use the two Italian hair dryers that have been provided.
7) Guests will find the Villa Buon’ Amici clean and tidy on arrival and should leave the house in the same condition on
departure. Although cleaning at the end of the rental week is prepaid, this cleaning does not extend to leaving the house with
soiled dishes or undisposed garbage.In such event, guests will be required to pay the keyholder for the extra cleaning.
8) Security deposit: A security deposit equal to one week rental fee must be received at the time of the final rental payment.
Guests causing any damages while staying at Villa Buon’Amici will be responsible for the cost of repair or replacement. The
security deposit, less any costs associated with damage repair or replacement,will be returned to the renter within 30 days after
departure from the premises.
9) The rental period is from Saturday at 1:00 pm (13:00 hours) to the following Saturday at 10:00 am (10:00 hours). Guest(s)
must give advance notice of their expected time of arrival so that the keyholder can make arrangements to meet them. If no
notice is given, the keyholder will not wait at Villa Buon’Amici until the guest arrives and it will be the responsibility of the guest
(s) to locate the keyholder for entrance into Villa Buon’Amici.
11) Payment of one-half of the total rental fee is required at the time of booking. Payment in full of the one-half remaining
balance is required at least 60 days prior to arrival. Bookings made less than 60 days prior to the beginning of the rental period
must be paid in full at booking.
12) Cancelled bookings will be subject to the following cancellation fees and terms:
---10% of the TOTAL rental price if cancellation is made 90 days or more prior to the beginning of the rental period.
---50% of the TOTAL rental price if cancellation is made between 90 and 60 days prior to the beginning of the rental period.
---100% of the TOTAL rental price if cancellation is made less than 60 days prior to the beginning of the rental period.
13) Cancellations must be made in writing. In the event Villa Buon’Amici is re-rented after a cancellation, a refund of the total
amount paid prior to cancellation, less 10%, will be made.
14) The following additional fees shall be paid in cash in euros at the time of arrival to the keyholder:
a) Mandatory weekly cleaning fee--
the main house alone: 75 euros per week;
the main house + cantina: 100 euros per week.
b) Air-conditioning electricity will be calculated by meter reading. Full payment in euros (cash) is required to be made to the
keyholder prior to departure. Guests are urged to be conservative in the use of electricity. Italian electricity is COSTLY and
overuse will result in a high surcharge at the end of the rental period.
15) At the time of booking, the names and addresses of all persons expected to stay at the Villa Buon’Amici must be provided
on the accompanying Booking Form. Any changes to this list must be made in writing prior to payment of the one-half
remaining balance of the rental fee.
16) At least 15 days prior to the start of the rental period, providing all payments have been received, guests will be sent a road
itinerary to Villa Buon’ Amci and a voucher, with the keyholder’s phone number, that serves as entrance to the house which
must be presented to the keyholder on arrival. The voucher lists the guest’s name, the number of persons in the party and the
extra costs not included in the payments made prior to arrival, such as cleaning fees and air-conditioning electricity. The
keyholder is required to collect the passports of all guests and to make copies of same.
17) Only those persons stipulated in the Booking Form may stay at the house and the total number of such persons must not
exceed the authorized number stated in the house description. Please note this includes children. Should the keyholder find
more persons than those stated, it is in his discretion to ask the guests to vacate the house immediately.
18) The guest(s) signing this contract is/are responsible for the correct and decent behavior of his/her/their party. Should the
guest and his/her/their party behave in a manner that is not reasonable by accepted standards, the keyholder may ask the guest
and his/her/their party to vacate the house immediately.
19) The rental period will automatically terminate upon notification by the keyholder to the guest(s) of violations of any of the
above conditions of the rental. No reimbursement will be paid in the event of such early termination.
20) This Contract is governed by the laws of Massachusetts and all disputes arising from the rental and this Contract shall be
resolved by arbitration before the American Arbitration Association in Boston, Massachusetts.
I, the undersigned guest, in consideration of the rental of Villa Buon’ Amici to me, hereby agree to the preceding terms and
conditions of this Booking Contract and agree to abide by and adhere to all such terms and conditions.
